My program is designed for those sellers who NEED the MLS (and are willing to pay 3% to a buyer's agent), but don't want to pay the additional 3% to list their home in the MLS.
A real estate commission for residential property is typically broken into 2 parts: a portion for the listing broker & a portion for the buyer's broker. These fees are all negotiable. The most common amount that's offered in MLS to be paid out to the buyer's broker is 3%. If a listing offers less, they most likely won't get many showings. A 6% listing typically means the listing agent keeps 3% & offers 3% out to the buyer's broker (if any). On a $200,000 home that's $12,000! So, it is very likely that a seller will pay the 3% (buyer's agent commission) to sell their home. However, the flat fee program can turn the $6,000 listing side commission (in the $200k home example) into a flat fee of just $995.00 or $1,495.00!

Please note - there are no supplies included with this package as in yard sign, flyers, lockbox, etc. All commission offered to the buyers agent is negotiable, but the average offered for them to bring their buyers to your home is around 2.5-3.5% and will need to be stated up front upon entering the MLS.

6. A Supra Lockbox so Realtors can access your home safely w/ electronic time stamps, allowing showings while you're not home. (Optional but highly recommended).
7. A Premier Properties Realty yard sign. Well recognized Austin local real estate company.
8. Digital pictures taken of the home & property which are added to the MLS & other Internet advertising .
9. Flyer box on the yard sign with generic, MLS-generated flyers provided.
10. Flyers provided by a local lender to show perspective buyers financing choices (optional).

Listing your home is just the first step. If that was it, you wouldn't need us as your a Real Estate Agent. The next several steps are where the incredible value of $1,495 really comes in to play! This is where the other "Flat Fee" companies stop & I take over. Due to new changes in the law (September, 2005), it is illegal for real estate agents to NOT negotiate the sale with the buyer's agent. All the companies offering listing services under $1,495 were not handling any of this, but rather instructing their un-licensed seller to deal with the licensed buyer's agent on their own. I have over 8 years experience helping Austin locals buy and sell as well as brokering and teaching other agents the process of negotiating offers all the way to the closing table & handling all details in between, including:
1. Presenting all offers to the seller. Explaining the details of the offer and how it relates to the current market conditions, etc.
2. Answering any & all questions from the seller.
3. Preparing & negotiating counter-offers for the seller.
4. Having the contract accepted contract receipted by a title company.
5. Assisting w/ the buyer's option period (inspection process), negotiations as well as finding the solutions that keep you (the seller) and the buyer happy. This is where a lot of contracts can fall apart if you do not have an experienced agents working with you.
6. Overseeing that the buyer is approved for financing based on the contract's provisions.
7. Following up on the appraisal process by the lender to make sure it goes smoothly.
8. Checking on the survey with the title company to see if the current one is acceptable or if a new one is needed.
9. Working with all parties involved to make sure all time lines in the contract are followed by all principal parties and that closing happens on time.
10. Review HUD (closing statement) for accuracy before closing to make sure everything is correct on seller's behalf.
Making Changes or Editing Your Listing:
- You may make 2 edits to your MLS listing during your listing period, free of charge.
- Additional revisions can be made for a fee of $25 per change.
- Changes to the price or status (sold or under contract) of your MLS listing are always free of charge.
- All edits must be submitted to me, your broker in writing and may require the original listing contract to be initialed.
- I will make the requested changes within 72 hours.
- It may take up to 10 days for changes to your MLS listing to be reflected on Realtor.com.
Remember, these programs are designed for my clients that feel they do not need my undivided attention to sell their home. It is designed to give a less expensive option for my clients that feel that the home will sell it self or have gone through this process before and feel they just need the basics service. I also offer "full service" programs for 5%. If you need more attention, this might be the program for you.
The flat fee listing fee is due upfront before I will make the listing active. This fee is for the services offered. There is no refund if your home does not sell or for any other reason. This fee is to cover my cost for the services offered.
